There is no single best property on Golf Course Extension Road (GCER). The right one depends on your budget, the size you need and how long you can wait.
Here is a quick way to sort the four projects we compare below:

  • Around ₹5 Cr: M3M Opus in Sector 67, a single tower of 3 BHK homes with a servant room.
  • Around ₹6 to 7 Cr: Smartworld The Edition in Sector 66, with larger 3.5 and 4.5 BHK homes.

Project-by-Project Guide

M3M Opus, Sector 67

M3M Opus is a single tower of about 100 homes inside the larger M3M Merlin township. Listings describe 3 BHK homes with a servant room, around 2,400 sq ft each, in a tower of ground plus 33 floors. One site counts 132 homes, so ask for the exact figure.

It has the lowest entry price of the four, roughly ₹4.75 to 5.5 Cr depending on the listing. RERA registration is listed as GGM/876/608/2024/103, and possession as April 2030.

Worth a look if you want a luxury home on GCER at a lower budget and are fine with a 3 BHK.
Check: which price is current, how big the homes are in carpet area, and what the retail component of the larger project means for your tower.

Smartworld The Edition, Sector 66

Smartworld The Edition was launched in November 2023. Sources describe about 10 acres, six towers of up to 42 floors, and close to a thousand homes. Those figures vary, so treat them as approximate.

The homes are larger than most on this list. Listings show 3.5 BHK from about 2,945 sq ft and 4.5 BHK from about 3,505 sq ft, with a few penthouses far bigger. Entry prices on listings range from about ₹5.15 to 6.7 Cr. The RERA number is listed as GGM/756/488/2023/100 and possession as February 2031.

Worth a look if you want a larger home with a mid-range budget and can wait until 2031.
Check: the starting price and size of the exact unit, since portals disagree, and how many towers will be built in the first phase.

M3M Altitude, Sector 65

M3M Altitude is a high-rise tower of about four acres inside M3M Golf Estate, which is already an established address. Listings show 4 BHK homes of about 3,712 to 4,270 sq ft, and 5 BHK duplex penthouses of about 8,065 sq ft.

Prices on listings run from about ₹8.8 Cr to ₹11.5 Cr for a 4 BHK. The RERA number is listed as GGM/821/553/2024/48, dated 29 April 2024. Recent listings show June 2031 for possession, but older pages say 2026, 2028 or 2029. That spread is a reason to read the RERA record yourself.

Worth a look if you want a big 4 BHK inside an existing M3M community.
Check: the possession date on the RERA record, and the final price including parking and club charges.

DLF The Arbour, Sector 63

DLF The Arbour was launched in early 2023. Several listing sites say it sold out within days, so new units are not available from the developer, and resale is the route. The homes are 4 BHK apartments of about 3,900 to 3,956 sq ft, in a low-density project of about 25 acres.

Resale asking prices on listings run from about ₹7.5 Cr to 12 Cr, depending on the tower and floor. The RERA number is listed as GGM/671/403/2023/15, dated 23 January 2023, with possession shown as March 2030.

Worth a look if you trust the DLF name and are comfortable with a resale purchase.
Check: the seller's documents, the transfer charges and the developer's permission process, and the outstanding payments on the unit.

Which Sector Should You Look At?

GCER runs through Sectors 58 to 67 and joins Golf Course Road, Sohna Road, the Southern Peripheral Road (SPR) and NH-48. The four projects sit in four sectors:

  • Sector 63: DLF The Arbour, plus other new towers around it.
  • Sector 65: M3M Altitude, inside the established M3M Golf Estate.
  • Sector 66: Smartworld The Edition. Market blogs also describe this stretch as the part of GCER where office buildings are clustering.
  • Sector 67: M3M Opus, inside the M3M Merlin township.

A sector matters less than the daily trip. Pick the place you drive to most, whether that is an office, a school or the airport, and test the route at your usual hour. Do not pick a sector from a brochure map alone.

What Do Properties Cost on Golf Course Extension Road?

On the four projects above, entry prices run from about ₹5 Cr to ₹11.5 Cr. Per square foot, listings put new launches at roughly ₹24,000 to ₹30,000 or more. The Arbour's launch rate was about ₹17,500 per sq ft, and its resale prices have risen well above that.
There are three kinds of price, and they are not the same:

  1. Official developer price: the price list you get from the developer or its authorised partner. It is the only one to plan on.
  2. Listing price: what portals and brokers show. It may be old.
  3. Total cost: the base price plus parking, club membership, GST, stamp duty, registration and maintenance deposits.

Ask for a dated cost sheet before you compare two projects. A ₹5 Cr base price can end up well above ₹5 Cr once these are added.

Ready-to-Move or Under Construction?

All four projects above are under construction, with listed possession from 2030 to 2031. That means:

  • You pay in stages, and your money is tied up for years.
  • Possession can slip, and you rely on the developer's record.
  • You can see the finished home only after it is built.

A ready home costs more or needs a resale deal, but you can inspect it, move in and avoid waiting. Ready homes on GCER are mostly resale units or older projects. Check each one's occupation certificate and its RERA status before you shortlist it. Do not rely on an old listing that says "ready to move".

How to Choose the Right Property

  1. Set your all-in budget, with taxes and charges, before you look at brochures.
  2. Decide the smallest home you can live in, in carpet area.
  3. Decide your deadline. If you need a home before 2030, under-construction launches will not work.
  4. Test the commute at peak hours.
  5. Compare maintenance and club charges, not just the base price.
  6. Ask about the developer's delivered projects and visit one.
  7. Compare three projects, not ten.

What to Check Before You Book

  • RERA record: open the Haryana RERA website (haryanarera.gov.in), search the number and check the project name, promoter, area and completion date.
  • Agreement: read the possession clause, the delay-interest terms and the cancellation rules. Have a lawyer read it.
  • Cost sheet: ask for every charge in writing.
  • Payment schedule: make sure each instalment is linked to a construction stage.
  • Resale units: check the seller's title, any loan on the flat, and the developer's transfer rules.

Roads and transport. GCER links to Golf Course Road, Sohna Road, the SPR and NH-48. The Rapid Metro line reaches Sectors 55 and 56 near the start of the corridor. A 13.6 km metro line from GCER towards Sector 5 has been approved by the state transport body, but it is not running. An elevated SPR stretch between Vatika Chowk and NH-48 is also still proposed. Do not buy on the assumption that planned roads or metro lines will open on time.
