Gurgaon (Gurugram) is growing outwards. New roads, new housing projects and a new metro plan are pulling the city towards Dwarka, Sohna and Manesar. This guide looks at five areas where development is moving fastest in 2026.
We picked them by checking roads and transport, building activity, daily-life facilities and market data. We also separated what is already built from what is only planned.
One point first. Fast development is not the same as high returns. A sector can add roads and towers quickly and still give weak returns if too many homes are for sale or if promised roads come late. Treat this guide as research, not as a promise.
In our editorial ranking, these five areas show the strongest development momentum in October 2026:
This is our own assessment, not an official market index. Sector lists for each corridor differ between sources, so always check a map.
| Area | Main driver | Stage today |
|---|---|---|
| Dwarka Expressway | Expressway open to Delhi and airport | Road open; metro links not open |
| SPR | Expressway open to Delhi and airport | Road open; elevated road at tender stage |
| New Gurugram | NH-48, KMP Expressway, IMT Manesar jobs | Built-up in parts; still filling |
| GCER | Office corridor near Golf Course Road | Developed; still adding premium projects |
| Sohna and Sohna Road | Sohna elevated corridor; Delhi–Mumbai Expressway access | Early to mid stage |
We did not start with a list. We first built a shortlist of seven areas and scored each on the same five points:
We used market reports from Anarock, Knight Frank, JLL and India Sotheby’s–CRE Matrix, plus government project news. We marked asking prices as asking prices. We did not use developer claims as proof of returns.
Limits. Official registered-deal data was not available to us. Some corridor figures come from secondary sources. Where evidence was thin, we say so. Global City and the Old Gurugram metro belt were not ranked because there was not enough evidence yet.
Where it is. The expressway runs from Shiv Murti near Delhi airport to the Kherki Daula toll on NH-48. Reports give its length as about 27.6 to 29 km. Gurugram sectors along it include 99, 102 to 106 and 108 to 114. Global City sits on the same corridor in Sectors 36, 36B, 37, 37A and 37B.
Why it is developing. The road cut the gap to Delhi and the airport, and developers followed with large launches. A state-run township, Global City, adds more future plans.
Roads and metro: what is ready and what is not.
Homes and offices. Mostly high-rise gated societies in the premium and mid-premium range. Sales of homes priced ₹10 crore and above on this stretch rose from ₹383 crore in 2024 to ₹8,347 crore in 2025, per the India Sotheby’s–CRE Matrix report quoted by Outlook Money.
Prices. Anarock’s average quoted base rate is ₹14,180 per sq ft in the first half of 2026, up from about ₹6,032 in 2021. That is a rise of about 135% over five years. These are quoted base rates on super built-up area, not registered deals. Price moved about 1% in Q2 2026 (Anarock, Q2 2026).
Investment view. Support: direct access to Delhi and the airport, steady launches, and more road work planned. Weakness: much of the price rise has already happened, and the metro is still not running.
Rent and resale. Anarock reports quoted rents of ₹25,500 to ₹37,000 a month for a 2 BHK. As a rough example, for a 1,000 sq ft flat at ₹14,180 a sq ft (about ₹1.42 crore), that is a gross yield of about 2.2% to 3.1%. For a 700 sq ft flat it is about 3.1% to 4.5%. Anarock’s notes do not make the flat size fully clear, so treat this as an illustration. It uses base price only and ignores GST, parking and other costs, and it is gross, not net. We found no reliable resale-depth data.
Risks. High entry price. Delays in Global City or metro plans. Gaps in internal roads, water and power inside some sectors. Many competing projects.
Who may consider it. Buyers with a ₹1.5 crore-plus budget who want easy Delhi and airport access; NRIs; long-term holders who can wait for the metro and Global City.
Check before buying. Whether the sector road, water and power are actually working; RERA status; possession date; latest HSIIDC and GMRL updates.
Where it is. SPR is about 16 km long and links Golf Course Extension Road with Sohna Road and NH-48. Sector lists differ by source, so check a map.
Why it is developing. It became a big address for premium homes. JLL found SPR took 39% of Gurugram’s luxury housing sales in the first half of 2025, and SPR with the Dwarka Expressway took 61% together (as reported by Outlook Money, October 2026).
Roads and metro: what is ready and what is not.
Homes and offices. A mix of premium and luxury apartments, low-rise floors and some commercial space.
Prices. Square Yards estimates an average of about ₹16,249 per sq ft, up 18.4% in a year (reported by Outlook Money). This is a portal-based estimate of asking rates, not registered deals. Anarock’s Q2 2026 report does not list SPR separately.
Investment view. Support: strong premium demand and a clear plan for road upgrades. Weakness: the road upgrade is still at tender stage, and the metro is not approved.
Rent and resale. We could not find a reliable corridor-level rent or yield figure. Check actual rents in the project you like.
Risks. Traffic and construction disruption while works happen. High entry prices. Timelines that may slip.
Who may consider it. Premium buyers who want a location between Golf Course Road and Sohna, and who can hold for five years or more.
Check before buying. Distance from the nearest working interchange; peak-hour travel time; latest GMDA tender news; RERA status.
Where it is. The belt along NH-48 towards Manesar. Anarock tracks “New Gurugram” as a separate micro-market from the Dwarka Expressway.
Why it is developing. Access to NH-48 and the KMP Expressway, and nearby jobs in IMT Manesar, an industrial township.
Roads and metro: what is ready and what is not.
Homes and offices. Mostly apartment societies and some low-rise projects, with mixed-use sectors in parts.
Prices. Anarock’s Q2 2026 average quoted rate is ₹13,450 per sq ft, up about 1% on the quarter. Quoted 2 BHK rent is ₹22,000 to ₹35,000 a month, flat on the quarter. Using the same illustration as above, gross yield works out to roughly 2% to 3.1% for a 1,000 sq ft flat, or 2.8% to 4.5% for a 700 sq ft flat, before costs.
Investment view. Support: lower price than premium corridors and job demand from Manesar. Weakness: Gurugram holds about 46% of NCR’s unsold homes, and NCR as a whole has about 18 months of unsold stock (Anarock, Q2 2026). These are NCR-level figures, not New Gurugram figures, but they show competition is high.
Rent and resale. Quoted rents above are the best data found. Resale depth varies by project.
Risks. A Square Yards page on IMT Manesar mentions a ₹105 crore project to fix repeated waterlogging in new sectors. Local civic work is still going on in places. Metro is not yet approved.
Who may consider it. End users in the mid-premium range, people who work near NH-48 or Manesar, and investors who can wait.
Check before buying. Water supply, drainage and sector roads; distance to schools and hospitals; builder record; RERA status.
Where it is. GCER links Golf Course Road with Sohna Road, NH-48 and SPR. It covers roughly Sectors 56 to 68. Exact sector lists vary by source.
Why it is developing. It sits next to the Golf Course Road office belt, so it draws buyers who want to live near work. Developers keep buying land here. In March 2026 Godrej Properties bought a Sector 63A plot with an estimated sales potential of over ₹4,500 crore (Business Standard).
Roads and metro: what is ready and what is not.
Homes and offices. Premium and luxury apartments, low-rise floors and office space. A Khushi Housing blog puts Grade-A office rents at about ₹100–130 per sq ft verify.
Prices. Business Standard (March 2026) reported that new-launch rates on GCER rose from about ₹8,800 per sq ft in 2019 to nearly ₹20,267 in 2024. That is about a 130% rise in five years. Be careful with this number: it covers new-launch asking rates, and the mix of projects shifted towards luxury over time. A third-party blog quotes MagicBricks at about ₹18,887 per sq ft for Q1 2026 ⚠ verify. Anarock’s Q2 2026 report does not list GCER separately. Business Standard also notes luxury 2 BHK launches here often start around ₹2–4 crore.
Investment view. Support: jobs nearby, a mature set of roads, and strong developer interest. Weakness: the highest entry prices among our five, and less room for a low-price entry.
Rent and resale. One blog quotes gross yields of 3.0% to 4.7% verify. Treat it as a rough range only and check live rents.
Risks. High ticket size, heavy traffic on the road, and many luxury launches competing for the same buyers.
Who may consider it. Premium end users who want to be close to offices, and investors with a larger budget and a long holding period.
Check before buying. Travel time at peak hours; distance to the Rapid Metro; whether the project is ready to move in or under construction; RERA status.
Where it is. Sohna Road runs from Rajiv Chowk on NH-48 towards Sohna town. Anarock lists “Sohna Road” and “Sohna” as separate micro-markets.
Why it is developing. Better road access to Gurugram’s job centres, and the Delhi–Mumbai Expressway nearby.
Roads and metro: what is ready and what is not.
Homes and offices. A mix of apartments, plotted and low-rise projects, plus some commercial activity. We did not find a reliable count.
Prices. We found no Tier 1 or Tier 2 average for this area. Anarock’s Q2 2026 report lists one large launch: ROF Antares in Sector 7 Sohna, 1,891 units at a base rate of ₹3,600 per sq ft. This is one project, not an area average, so it only shows that entry prices can be far lower than in other corridors. We ignored a paid press release that quoted a “165% jump” because it had no clear method.
Investment view. Support: low entry price and improving road links. Weakness: thin data, distance from the main job hubs and fewer established facilities.
Rent and resale. No reliable rent or resale data found.
Risks. Slower demand, limited facilities in new pockets, and harder resale.
Who may consider it. Budget-conscious buyers with a long horizon who accept a longer commute.
Check before buying. Distance to workplace; actual school, hospital and shop access; project type and approvals; RERA status; resale listings nearby.
The fastest-developing sectors in Gurgaon are the ones where roads are open, projects are being built and buyers are already moving in. In October 2026, that points to Dwarka Expressway first, followed by SPR, New Gurugram, GCER and Sohna Road. But speed is not safety, and it is not profit.
Your best choice depends on your entry price, how soon the planned roads and metro arrive, local demand and supply, the type of property, your holding period and how much risk you can accept. Check each fact on the official source before you decide.
