Neither wins everywhere. In the New Gurgaon vs Old Gurgaon choice, Old Gurgaon may suit buyers who value established services and want to assess an existing rental market. New Gurgaon may suit buyers seeking newer homes or a lower entry price in selected sectors, provided they can accept sector-specific development and resale risks. Your sector, budget and holding period matter more than the label.

Sector-Wise View

Pick sectors, not areas. We used Sectors 7, 14 and 22 for Old Gurgaon (one developer blog names them as established) and Sectors 84, 89 and 102–104 for New Gurgaon (they appear in the price and rent sources above). A premium sector’s price does not represent the whole area.

Notes: Reports differ on Phase 2 length (14.2 to 15.3 km). Full corridor is targeted for 2029. One report said a two-month tender hold-up raised concern about that target. Official GMRL and NHAI pages were not accessed, so verify there before publishing.

The main metro line passes through older Gurugram areas (Sector 9, 10, Udyog Vihar, Cyber City), and New Gurgaon gets a spur at Sector 101. Only operational facilities count as connectivity today.

Rental Demand and Yield in New Gurgaon vs Old Gurgaon

Short answer: We could not find reliable data on achieved rents or vacancy for either area. So rental income in both markets should be checked sector by sector, using real tenant rents and not advertised ones.

What Rents Are Being Asked in New Gurgaon?

On 23 October 2026, we checked current rental listings on popular property portals for the Dwarka Expressway belt. Listing dates were not shown. These are asking rents, which can be higher or lower than what tenants finally pay.

SectorHome typeAsking rent (per month)
Sector 1023 BHK₹34,000
Sector 1043 BHK₹43,000
Sector 88A3 BHK₹53,000
Sector 843 BHK, furnished₹60,000

Rents differ a lot between sectors, projects and furnishing. A furnished flat in a premium society cannot be compared with an unfurnished flat in an older one.

What About Old Gurgaon?

We did not collect enough current rental listings for Old Gurgaon sectors to show a fair comparison, so we have not shown one. Before you compare, check three or four current listings of the same home type in your exact sector.

What Do Brokers Say About Rental Yield?

Some broker guides estimate a gross yield of about 3–4% for New Gurgaon and 2.5–4% for the Dwarka Expressway. These are estimates without a clear method. Do not treat them as proven returns.

How to Calculate Gross Rental Yield

Gross yield = Yearly rent ÷ Total purchase cost × 100

Suppose your total purchase cost, including stamp duty and GST, is ₹1.68 crore. The flat rents for ₹45,000 a month.

  • Yearly rent = ₹45,000 × 12 = ₹5.4 lakh
  • Gross yield = ₹5.4 lakh ÷ ₹1.68 crore × 100 = about 3.2%

Use the total cost, not just the basic price. Otherwise the yield looks higher than it really is.

Why Net Return Is Lower

Gross yield does not include these costs:

  • Maintenance charges
  • Months when the flat is empty
  • Income tax on rent
  • Repairs and painting between tenants
  • Loan interest, if you have a home loan

How to Check Real Rental Demand Before You Buy

  • Ask for rent agreements of two or three similar homes in the same society.
  • Check how long listings stay open. A flat listed for months may be priced too high.
  • Compare furnished and unfurnished rents separately.
  • Ask the society office about empty flats and tenant mix.

Final Verdict: New Gurgaon vs Old Gurgaon for Investment

  • Old Gurgaon may suit you if you value established services, want a ready or resale home, and want to study an existing rental market before buying.
  • New Gurgaon may suit you if you want newer homes or a lower entry price in selected sectors, and can accept development and resale risk.
  • If you cannot name your sector, project and holding period, you are not ready to choose either.
