M3M Paragon 57 is a high-street retail and commercial development coming up in Sector 57, Gurgaon, right on the stretch connecting to Golf Course Extension Road. If you've been comparing commercial projects in this belt, you've probably already noticed how few of them sit on a road this wide, in a catchment this dense. That's really the story here — a shop-owner's location, backed by M3M's name, and a project that continues to draw attention for its competitive M3M Paragon 57 price positioning against similar high-street developments nearby.

M3M Paragon 57 is being developed by M3M India, one of the more recognisable names in Gurgaon's real estate market over the last two decades. The project sits on roughly 3.16 acres in Sector 57, an area that's already home to dense residential towers, corporate offices, and some of the busiest stretches of Golf Course Extension Road.
The concept here isn't just "another retail block." M3M Paragon 57 is planned as a mixed-use hub — ground and lower floors built for high-street retail with tall, glass-fronted shopfronts, upper floors set aside for food, beverage, and entertainment, and a multiplex meant to pull in footfall well beyond regular shopping hours. A hypermarket anchor on the lower ground floor is designed to do the same thing malls do with their big anchor stores: bring people in consistently, not just on weekends.
For an investor, that combination matters more than it sounds. A retail shop next to a cinema and a food court behaves differently from a shop standing alone on a road — it inherits footfall it didn't have to build on its own. That's the core positioning of M3M Paragon 57: retail that benefits from entertainment traffic, in a location that already has residential demand around it, and pricing that's often compared closely against other Sector 57 commercial rates before buyers commit.
Retail pricing at M3M Paragon 57 varies by floor, unit size, and visibility — a ground-floor shop with double-height frontage is priced differently from an upper-floor F&B unit, which is fairly standard for a project structured this way. The M3M Paragon 57 price list reflects this tiered structure, with ground-floor units typically commanding a premium over upper-floor spaces.
Given how often builder price lists get revised at this stage of construction, we'd rather share the current M3M Paragon 57 cost sheet directly than print a number here that's out of date by the time you read this. Buyers comparing the M3M Paragon 57 price per sq ft against nearby Sector 57 and Golf Course Extension Road projects will find the current cost sheet the most reliable reference point.
The project is structured across multiple levels, each built around a specific retail function rather than a generic "shop is a shop" layout:
Available configurations include retail shops, F&B units, and studio-format spaces, with sizes designed to fit both small independent brands and larger anchor tenants. The M3M Paragon 57 floor plan and its corresponding price list are structured together, so unit size and floor placement directly influence the final quoted price.
A few things make this project worth a serious look if you're weighing commercial real estate in Gurgaon right now.
Brand value. M3M has been active in Gurgaon's real estate market since 1998, and its name carries weight with both tenants and buyers when it comes to resale or leasing.
Prime location. Direct access to Golf Course Extension Road puts this project inside one of Gurgaon's most consistently busy commercial belts, not on its outer edge.
Built-in footfall. The multiplex and food court aren't separate from the retail — they're designed to feed it. A cinema-goer who walks past your shopfront on the way to a movie is a customer you didn't have to advertise for.
Rental income potential. Retail units in high-footfall, mixed-use developments typically command steadier rental interest than standalone shops, since tenants value predictable foot traffic over raw square footage — a factor that also supports the long-term M3M Paragon 57 price appreciation story.
Capital appreciation. Sector 57's ongoing residential and commercial growth, combined with its Golf Course Extension Road frontage, gives this location a reasonable case for value appreciation as the surrounding corridor matures.
Future infrastructure. Continued development along Golf Course Extension Road, Sohna Road, and the broader Gurgaon metro network should only add to accessibility here over time — though, as with any under-construction project, actual timelines are worth confirming directly with the developer.
As with any commercial investment, returns depend on tenant demand, market cycles, and how quickly the surrounding infrastructure actually delivers — this isn't a guaranteed-return product, and no honest advisor should tell you otherwise.
Most retail projects in Gurgaon fall into one of two categories: a stretch of standalone shops with no real footfall driver, or a mall-style format that isolates smaller retailers from the entrance and the crowd. M3M Paragon 57 tries to sit in between.
The ground-floor shops get street-level visibility, similar to a standalone high-street setup, while the food court and multiplex above bring in the kind of consistent, planned footfall you'd normally only get inside an enclosed mall. Add three levels of dedicated parking and separate vehicular and pedestrian paths, and you get a project designed around how people actually move through a shopping trip — not just how a floor plate looks on paper.
For a shop owner, that translates into visibility without waiting years for a neighbourhood to fill in around you. For an investor, it means a tenant pool that isn't limited to one category of business, and a price list structured to accommodate different budgets across floors.
M3M India has been operating in the Gurgaon real estate market since 1998, building a portfolio across residential, commercial, and retail segments. Over the years, the group has delivered a mix of luxury housing and commercial developments across Gurgaon's key corridors, including Golf Course Road, Golf Course Extension Road, and Dwarka Expressway.
The developer's commercial projects typically lean on a similar formula — high-street retail combined with entertainment or F&B anchors — a format that's shaped how several of Gurgaon's newer commercial belts have developed. That track record is part of what buyers are weighing when they consider a project like M3M Paragon 57, and its price, over a lesser-known developer's offering at a similar price point.
If you've read this far, you're probably already comparing the M3M Paragon 57 price against two or three other commercial addresses in Gurgaon. That's the right approach — a shop is a long-term commitment, and the location, footfall design, price, and developer track record all deserve a proper look before you sign anything.
What we'd suggest next: get the current price list so you're working with real numbers, not estimates from a year ago, and walk the site yourself before deciding. Florence Road, the retail layout, the multiplex placement — these are easier to judge in person than on a brochure page.
