M3M Jacob and Co Sector 111 Gurgaon

M3M Jacob & Co Sector 111 Gurgaon isn't just another luxury launch on Dwarka Expressway. It's the first time a globally recognised luxury watch and jewellery house has put its name on a residential address in India.

If you've been tracking Gurgaon's branded residence space, you already know why this matters. Brand-backed homes don't just sell square footage — they sell identity, and that usually shows up later in resale value too.

We've walked dozens of buyers through Dwarka Expressway launches over the years, and a pattern repeats itself almost every time: people confuse "luxury" marketing language with an actual branded partnership. Having tracked M3M's Trump Towers launch and resale performance closely, we've seen firsthand how a genuine brand tie-up moves differently in the resale market compared to a project that's simply calling itself premium. That distinction is worth understanding before you look at a single floor plan here.

Let's walk through everything you actually need before you make a decision here — pricing, floor plans, location, payment terms, and what makes this project genuinely different from the dozen other "luxury" launches competing for your attention on the same stretch of road.

Project Overview: What M3M Jacob & Co Sector 111 Gurgaon Actually Is

Why Invest in M3M Jacob & Co Sector 111 Gurgaon

Branded residence premium. Globally, branded residences consistently command stronger resale and rental value than comparable unbranded luxury stock, because buyers are paying for a recognised identity alongside the square footage.

Location-led appreciation. Dwarka Expressway has been one of NCR's fastest-appreciating corridors, driven by expressway completion, IGI Airport proximity, and the upcoming Diplomatic Enclave II.

Scarcity by design. With a relatively contained unit count on a five-acre footprint inside an ultra-HNI enclave, inventory here is inherently limited compared to high-density mass-luxury towers.

Developer scale. M3M India's execution track record across North India adds a layer of delivery confidence that matters for long-horizon luxury investments.

For anyone specifically evaluating M3M Jacob & Co investment potential or M3M Jacob & Co ROI, the combination of brand scarcity, border-adjacent location, and Dwarka Expressway's infrastructure trajectory is the core thesis — though as with any pre-RERA-number launch, that thesis should be weighed against your own risk appetite and timeline.

Why M3M India: The Developer Behind This Address

A branded residence is only as strong as the developer building it, so it's worth knowing who's actually behind M3M Jacob & Co Sector 111 Gurgaon before you commit.

M3M India was founded in 2010 by Basant Bansal, with Roop Bansal and Pankaj Bansal as the family's other well-known promoters. In just over a decade, the group has delivered 36+ projects covering roughly 20 million sq. ft., with another 21 projects covering 40 million sq. ft. currently under construction. M3M has delivered every project it launched before 2019 — a claim buyers can independently cross-check on the Haryana RERA portal rather than take on faith.

The company is currently ranked No. 2 in India and No. 1 in North India by sales volume. Its two most recognisable earlier landmarks — M3M Golf Estate (a 56-acre luxury complex) and Trump Towers Gurugram — established M3M as the developer most comfortable working with global brand partnerships in the Gurgaon market. M3M was also named Trusted Developer of the Year 2025 at industry awards, and M3M India has separately been recognised as Branded Residence Developer of the Year, with M3M Jacob & Co Residences itself winning Most Impactful Launch – Branded Residences at a recent industry conclave.

The Jacob & Co Legacy: Why the Brand Name Matters

Jacob & Co isn't a brand M3M invented a partnership with for marketing convenience — it's a nearly four-decade-old American luxury house with real global standing, and its name is now permanently tied to M3M Jacob & Co Sector 111 Gurgaon.

Founded in 1986 in New York City by Jacob Arabo, Jacob & Co began as a jewellery label before expanding into high watchmaking in 2002 with its first hit, the Five Time Zone watch. The brand later opened Jacob & Co SA in Geneva, Switzerland, and today produces some of the most extravagant, high-complication watches in the world — pieces like the Astronomia and the diamond-set Billionaire collection, some of which have sold for millions of dollars. Its client list has famously included global entertainers, athletes, and business elites, and it holds collaborations with names like Bugatti and Paramount Pictures.

That international brand weight is exactly what M3M is leveraging here. Buyers aren't just getting a Jacob & Co-inspired interior aesthetic — they're buying into a globally recognised luxury identity that carries genuine standing outside the Indian real estate market, which is part of why branded residences like this one tend to hold resale value differently than a conventionally marketed luxury tower.

Our Expert View

After analysing multiple luxury launches across Dwarka Expressway, our view is that M3M Jacob & Co Sector 111 Gurgaon appeals more to buyers looking for branded residences than to buyers looking purely for maximum area or the lowest per-square-foot price. The combination of global branding, a contained inventory count, and a border-adjacent Delhi connectivity gives it a genuinely distinct positioning in the current market.

That said, we'd tell any buyer the same thing we're telling you here: evaluate the current price sheet, confirm the RERA registration once it's live, and think through your holding period before committing. A strong brand story is a real advantage, but it doesn't replace the basic due diligence any luxury purchase in Gurgaon deserves.

Why M3M Jacob & Co Fits Gurgaon's Luxury Trajectory

Sector 111 and the wider Dwarka Expressway corridor have moved from "emerging" to "established" faster than most analysts expected. With Diplomatic Enclave II, Yashobhoomi, and IGI Airport all anchoring the immediate neighbourhood, the case for premium apartments in Sector 111 Gurgaon has only strengthened over the past two years.

M3M Jacob & Co adds something the corridor didn't have before: a genuine global brand collaboration rather than another self-branded "ultra-luxury" tower. For buyers comparing luxury flats near the airport, luxury homes in Sector 111 Gurgaon, or branded residences elsewhere in NCR, this is currently one of the few names offering an internationally recognised luxury identity at this scale.
